The first quarter of 2012 will likely lage a bit with inventory selection low & the majority of properties coming on the markets being those that didn't sell last year. For the most part they didn't sell due to asking price & for the most part they're coming back on the market at the same price they left at. I understand seller needs as much as the next person, but unfortunately the market isn't agreeing with them. 2011 saw home prices in most ranges & areas fall a bit then start to firm up towards year end. To date there is no indication from the market that prices are going to start to rise, but with our healthy job market that may change in the second quarter.
Calgary Real Estate board predictions for 2012 are positive. Sales are predicted to increase by 8% over last years total of 23,340. Average price is also predicted to rise by 2% over last years average price of $407,637. Over all I think 2012 is showing great potential with the Oil patch doing well and businesses expanding & growing. The biggest question yet to be answered for 2012 is whether consumers are willing to start buying. We enjoy record low mortgage rates in the 3-4% range. Home prices are likely at the bottom or very close & Calgary's a great place to live. Owning a home is a long term investment & thought of as that it's going to treat you well.
